The Grant, formerly known as Cortland Cap Hill, is located in the heart of Cap Hill with great amenities, thoughtfully planned units, and friendly neighbors. Unfortunately, the ownership change to Hill Street Realty (a real estate investment firm based in LA) has brought disorder and dishonest practices to Denver. The new Entrata Resident Portal charges a $1.95 convenience fee for echecks/ACH payments and while physical checks can be dropped off at the office, it is archaic to have a lackluster portal charge fees when other platforms simply do not charge for an ACH payment.\n\nSecondly, HSR’s interpretation of the new HB25-1090 bill which bans junk fees, including common area utility charge, is causing unnecessary confusion, especially during a transition to a new utility provider. Under Conservice, I was charged common area electricity and gas every month (around $17-$20). New management is now asserting, based on the Attorney General’s enforcement memo, that because my lease was signed before 1/1/2026, these fees can still be charged. However, this overlooks the fact that the law’s text and effective date govern what conduct is prohibited. Charging separate common area utility fees is prohibited as of January 1, 2026, regardless of when a lease was executed. Management is supposedly "working to ensure [utilities billings] complies with the guidance provided" but language has been ambiguous at best.\n\nFor potential residents, I would not even bother pursing a new lease here. The community website has not even been working for the past week and price increases have been significant despite the influx of new rentals in the market as well as the inclusion of additional fees in the base rent (see attached image for an example). Better value can be found in newer builds in Cap Hill and Golden Triangle.\n\n2/27/26 Update: Utilities finally posted under HSR management and they are indeed still charging common area electricity and gas fees, which is illegal as of 1/1/26. View attached photo for the duplicate electricity and gas recovery line items ($15.00 and $2.42). Disappointed but not shocked at new management trying to claw back every cent to fund their next real estate purchase!

Absolutely amazing complex! I’ve had my fair share of apartment horror stories, so moving into Cortland Cap Hill has been a refreshing and much-needed change. The staff here are incredibly friendly and always accessible when you need them. They also host a variety of community events, which are not only well-attended but genuinely a lot of fun.\n\nThe maintenance team—especially Roy—is outstanding. They respond to requests quickly and take care of any issues in a timely manner. When my A/C stopped working at the beginning of summer, it was fixed within hours.\n\nThe community itself offers top-notch amenities that are consistently well-maintained. On top of that, the location is phenomenal—very walkable and close to everything you could need. I can’t recommend this place enough!

Modera Cap Hill has exceeded all of our expectations! The entire staff at Modera has been incredible and have made us feel extremely welcome. Bailey and Michael in the front office are some of the nicest and most helpful people you could ever hope to meet. Coming from the suburbs of Cincinnati to Downtown Denver we searched all over the city to find the perfect apartment in a fun and energetic neighborhood. After living here for six months we absolutely made the correct choice moving to Modera Cap Hill. The Property Manager Shannon has always checked in on us to make sure everything was going well and has done an outstanding job getting us through this tough Covid-19 crises . We live on the 8th floor and have neighbors on both sides of us. I have never heard a sound from anyone. The quality and detail in our unit is incredible. The only issues we've had since moving in was a light bulb went out in our built in master bath mirror and an unbalanced load caused the washing machine to display an error. The maintenance staff at Modera is wonderful. I picked up my iPhone clicked on the ResidenPortal app..described the issues and 24 hours later maintenance showed up at our door and fixed everything. On top of that one of the service men had actually worked on the team that built the building and I had a great chat with him. My main conversation with him was about what construction material did they use on the building to prevent noise because we could't believe how quiet our unit is. We love living at Modera Cap Hill and can't thank the office staff enough!

I lived here for over 3 years and they have become a corporate, bureaucratic mess in that time. They have removed the ability to contact anyone on-site entirely. Because of this, no problems are ever solved and nobody is held accountable. Where are the negative reviews then? They hold your deposit hostage unless you sign a non-disparagement agreement that they sneak into their lease termination agreement. I cannot recommend living at a Cortland complex until they fix these issue, save yourself the future headache.

We were excited to move into this building but then they changed ownership (Dec 2025, from Cortland cap hill). They told us they were not going to change prices but then increased prices in each unit by at least $300 (and in some cases as high as $600). When I questioned them about this they never got back to me. Totally unaffordable now.
